Planning & Permissions
How long does the planning application process take?
A standard planning application usually takes 8 to 12 weeks for a decision from the local authority. For larger, multiple housing developments, it may take 12–20 weeks depending on the complexity of the project.
What is your success rate with planning applications?
We are proud to have a 98% success rate for planning applications submitted by our office over the past 18 years in the North West region.
Can you help with retention permission or appeals?
Yes. We regularly prepare retention applications to local authorities and manage appeals to An Bord Pleanála.
MICA Defective Blocks Scheme
Do you provide architectural services for MICA rebuild projects?
Yes. We offer a comprehensive service for MICA projects, including structural surveys, planning permission applications, BCAR certification, Fire Safety, and architectural design for demolition and rebuilds under the Enhanced Defective Concrete Blocks Grant Scheme.
What is a Certificate of Identity?
It is a mandatory document (like a Passport or Driving Licence) required by your local authority to verify that you are the legal owner/applicant for the MICA Grant Scheme to prevent fraud.
Is a structural survey the same as an engineer’s report for MICA?
Not exactly. A structural survey assesses the entire building’s condition, while the MICA scheme requires a specific IS 465:2018 assessment. We can provide and coordinate both depending on your requirements.
BCAR & Certification
What is BCAR and is it mandatory?
BCAR stands for Building Control Amendment Regulations. It is a legal requirement in Ireland for most new buildings and extensions over 40m² to ensure construction meets Building Regulations.
What is an Assigned Certifier?
The Assigned Certifier is a registered professional responsible for inspecting works during construction and certifying that the finished building complies with Irish Building Regulations. North West Modern Designs provides full Assigned Certifier services.
Is Disability Access Certification (DAC) mandatory?
Yes, for most non-domestic buildings and certain residential developments, a Disability Access Certificate (DAC) is required to confirm compliance with Part M (Access for All).
Surveys & Assessments
Are your Property Condition Reports accepted by mortgage lenders?
Yes. Our comprehensive Property Condition Reports are widely accepted by all major lending institutions, banks, and mortgage societies in Ireland.
What is a Legal Mapping Certificate?
It is an official, professionally prepared map that clearly defines property boundaries. It is required for legal purposes such as property sales, transfers, or registration with the Land Registry.
How long does a topographical survey or site assessment take?
Most standard residential sites can be surveyed, and initial assessments or maps completed, within 7–14 days, depending on site access and weather conditions.
Passive House Design
What is the difference between Passive House and NZEB?
A Passive House achieves a much higher and stricter standard of energy efficiency than standard NZEB (Nearly Zero Energy Building) requirements. It results in dramatically lower heating bills and superior thermal comfort without cold spots or draughts.
Can an existing house be renovated to Passive House standard?
Yes. We have experience with deep energy retrofits (EnerPHit) and can advise on the most practical and cost-effective way to bring older properties up to, or very close to, Passive House levels.
